An emergency repair includes the following situations:

* Fire (leave the property immediately, call 911 and the RPM Emergency Number)
* Flood (locate and turn off the street water cut off valve for the property to
   prevent further flooding and call the RPM Emergency Number)
* Fumes (leave the property immediately, call 911 and the RPM Emergency
   Number)
* Heating has gone out and the temperature outside is below 40 degrees or your
   air conditioning has gone out and it is above 95 degrees.

When submitting your request, please be sure to include the following information:

* Name
* Address
* Telephone Numbers where you can be reached both days and evenings
* Description and location of the problem. For example: Outlets are not
   working in the middle bedroom; toilet in master bathroom runs constantly;
   window in family room is cracked.

Once your request is received, RPM will provide you with the name and telephone number of the vendor who will be making the repair. You will also be given an authorization number. With this information, you will call the vendor directly to schedule an appointment for the repair. If you cannot make the scheduled repair time, please call the vendor to cancel or reschedule your appointment. If the vendor drives to your residence and no one is there to let them in, a missed trip charge will be charged to you.

From time-to-time a repair may take longer than expected to complete because we are waiting for authorization or a part. We appreciate your patience and cooperation during these occasions.
